[View Report <a href=\"https:\/\/downloads.usda.library.cornell.edu\/usda-esmis\/files\/pn89d6567\/js957404w\/hq37w9890\/land0820.pdf\">here<\/a>.]<\/p>\n<div id=\"attachment_9097\" style=\"width: 650px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-9097\" class=\"size-large wp-image-9097\" src=\"https:\/\/agrilife.org\/texasaglaw\/files\/2020\/08\/pexels-brandon-randolph-2042161-1024x684.jpg\" alt=\"\" width=\"640\" height=\"428\" srcset=\"https:\/\/agrilife.org\/texasaglaw\/files\/2020\/08\/pexels-brandon-randolph-2042161-1024x684.jpg 1024w, https:\/\/agrilife.org\/texasaglaw\/files\/2020\/08\/pexels-brandon-randolph-2042161-300x200.jpg 300w, https:\/\/agrilife.org\/texasaglaw\/files\/2020\/08\/pexels-brandon-randolph-2042161-768x513.jpg 768w, https:\/\/agrilife.org\/texasaglaw\/files\/2020\/08\/pexels-brandon-randolph-2042161-1536x1026.jpg 1536w, https:\/\/agrilife.org\/texasaglaw\/files\/2020\/08\/pexels-brandon-randolph-2042161-2048x1368.jpg 2048w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><p id=\"caption-attachment-9097\" class=\"wp-caption-text\"><em>Photo by Brandon Randolph from Pexels<\/em><\/p><\/div>\n<p>The report indicates that nationwide, land values were stable, showing no change from the 2019 report.\u00a0 For &#8220;farm real estate value,&#8221; which takes into account the value of all land and buildings on farms, the average value was $3,160.\u00a0 For cropland, the average value was $4,100\/acre.\u00a0 For pastureland, the average value was $1,400\/acre.<\/p>\n<p>The report also looks at various regional measurements.<\/p>\n<ul>\n<li>Farm real estate average value is the highest in the Corn Belt region (IL, IN, IA, MO, OH) at $6,110\/acre.\u00a0 The highest state value is found in Rhode Island at $16,000\/acre.\u00a0 The lowest regional average was $1,240 for the Mountain region (AZ, CO, ID, MT, NV, NM, UT, WY).\u00a0 \u00a0By way of comparison, Texas and Oklahoma make up the Southern Plains region, which has an average of $2,110.<\/li>\n<li>For cropland values, New Jersey reports the highest at $13,800\/acre, while regionally the Pacific region shows the highest values at an average of $7,240\/acre.\u00a0 Southern Plains region reported the lowest cropland average value at $1,930\/acre.<\/li>\n<li>Pasture average value per acre was highest in New Jersey at $13,300 and regionally highest in the Southeast (AL, FL, GA, SC) at $4,230 and lowest in the Mountain region at $687.\u00a0 For the Southern Plains region, pastureland value came in at an average of $1,640.<\/li>\n<\/ul>\n<p>Looking specifically at Texas:<\/p>\n<ul>\n<li>Farm real estate average value: $2,170\/acre.\u00a0 This is a slight increase from $2,120 last year.<\/li>\n<li>Cropland average value: $2,030\/acre.\u00a0 This is a 5.2% increase from the 2019 value of $1,930.\u00a0 This includes an irrigated average of $2,360 and non-irrigated average of $1,980.<\/li>\n<li>Pastureland average value:\u00a0 $1,680\/acre, up slightly from 2019&#8217;s value of $1,660\/acre.<\/li>\n<\/ul>\n<p>For additional information regarding land values in Texas, be sure you check out the Texas Chapter of the American Society of Farm Managers and Rural Appraisers report titled Texas Rural Land Value Trends <a href=\"https:\/\/agrilife.org\/texasaglaw\/2020\/07\/20\/2020-rural-land-value-trends-report\/\">here<\/a>.<\/p>\n<p>If you are interested in average cash rent rates for agricultural land, be sure you check out last week&#8217;s blog post describing the USDA NASS Cash Rent Survey results.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>In August, the USDA released its Land Values Summary Report for 2020.
