{"id":4311,"date":"2016-09-26T01:03:36","date_gmt":"2016-09-26T06:03:36","guid":{"rendered":"http:\/\/agrilife.org\/texasaglaw\/?p=4311"},"modified":"2026-04-17T15:27:02","modified_gmt":"2026-04-17T20:27:02","slug":"2016-cash-county-rent-report-available","status":"publish","type":"post","link":"https:\/\/agrilife.org\/texasaglaw\/2016\/09\/26\/2016-cash-county-rent-report-available\/","title":{"rendered":"2016 Cash County Rent Report Available"},"content":{"rendered":"<p>The USDA National Agriculture Statistics Service recently published its County Cash Rent data for 2016.<\/p>\n<p>As we mentioned in <a href=\"http:\/\/agrilife.org\/texasaglaw\/2016\/08\/16\/2016-nass-cash-rent-statistics-released\/\">this prior blog post<\/a>, NASS publishes a yearly report\u00a0showing cash rent values by state. \u00a0In even-numbered years, NASS breaks down the statistics further, providing cash rental information by region and then by county for each state in the US. \u00a0To view the database with all 2016 regional and county data, <a href=\"https:\/\/quickstats.nass.usda.gov\/results\/E0F5EB36-3313-3D7B-9E7F-E56A3365CF2B#9A9F55D7-E267-38C6-ACB9-DF106291B5A7\">click here<\/a>. \u00a0You will then need to scroll down to Texas to locate your specific county.<\/p>\n<p>Regionally in Texas, results varied as some regions saw no change since 2014, others showed a price increase, and others price decreases. \u00a0Here is a chart detailing current lease rates and past rates for each Texas region:<\/p>\n<p><a href=\"http:\/\/agrilife.org\/texasaglaw\/files\/2016\/09\/FullSizeRender-1.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-4316\" src=\"http:\/\/agrilife.org\/texasaglaw\/files\/2016\/09\/FullSizeRender-1-1024x971.jpg\" alt=\"fullsizerender-1\" width=\"800\" height=\"759\" srcset=\"https:\/\/agrilife.org\/texasaglaw\/files\/2016\/09\/FullSizeRender-1-1024x971.jpg 1024w, https:\/\/agrilife.org\/texasaglaw\/files\/2016\/09\/FullSizeRender-1-300x285.jpg 300w, https:\/\/agrilife.org\/texasaglaw\/files\/2016\/09\/FullSizeRender-1-768x728.jpg 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/a><\/p>\n<p><strong>Pasture:<\/strong> \u00a0As you can see, the Blacklands region reported the highest average pasture lease rate at $12.50 per acre, while the Trans-Pecos region posted the lowest at $1.60. \u00a0The biggest changes from the 2014 report were a $1.00 increase for the North East region from $11 to $12 and a $.50 decrease in the Upper Coast region from $12 to $11.50. \u00a0The state-wide average for pasture leases is $6.80 per acre.<\/p>\n<p><strong>Non-Irrigated Cropland:<\/strong> \u00a0Just like in 2014, the Coastal Bend region posted the lowest non-irrigated cropland lease rates at $57.50\/acre, while the Trans-Pecos region posted the lowest at $9.20\/acre. \u00a0The biggest changes from 2014 were seen in the Southern High Plains where lease rates dropped $5 from $37\/acre in 2014 to $32\/acre in 2016 and the Upper Coast region where rates increased $3.50 from $54\/acre to $57.50\/acre. \u00a0State-wide average non-irrigated cropland lease rate was $27\/acre.<\/p>\n<p><strong>Irrigated Cropland:<\/strong> \u00a0The most expensive cash lease rates for irrigated cropland came from the Northern High Plains at $113\/acre and the lowest from the Southern Low Plains at $48.50\/acre. \u00a0The biggest change was a huge drop in values in the Blacklands region from $98.50\/acre in 2014 to just $74.50\/acre. \u00a0The largest price increase was found in the Northern Low Plains region, where prices increased by $8.50\/acre from $68 to $76.50\/acre.<\/p>\n<p><strong>Conclusion: \u00a0<\/strong>Keep in mind that these reports\u00a0are only as accurate as the information received by those folks responding the NASS surveys. \u00a0Visiting with your County Extension Agent and other landowners and producers in your area will almost always be a more accurate source of what is actually happening &#8220;on the ground&#8221; with lease rates in your community. \u00a0As always, I strongly recommend that landowners and producers get all leases in writing. \u00a0We recently published a Ranchers&#8217; Agricultural Leasing Handbook that talks through the legalities surrounding leases, offers info on how to set prices, and includes various checklists and sample language for lease agreements. \u00a0To obtain a copy, <a href=\"https:\/\/agrilife.org\/texasaglaw\/files\/2023\/09\/Ranchers-Agricultural-Leasing-Handbook.pdf\">click here<\/a>. \u00a0For more information on farmland leases, checkout the Ag Lease 101 website <a href=\"http:\/\/aglease101.org\/\">here<\/a>.<\/p>\n<p><strong>Ranchers Leasing Workshop is now available on demand to be taken anytime at your own pace.
