Each year, the Texas Chapter of the American Society of Farm Managers and Rural Appraisers publishes a Rural Land Value Trends report.\u00a0 This is one of the best documents available for those interested in the sales value and lease value of rural lands in Texas.\u00a0 It is also the only publication of which I am aware that provides information on the value of hunting leases.<\/p>\n

The 2025 report was just released last week.\u00a0 Click here<\/a> to download.<\/p>\n

The report begins with an article by Dr. Lynn Krebs looking at the Texas land market developments. The article reports that the Texas rural land market exhibited “remarkable resilience throughout 2025.”\u00a0 Dr. Krebs then walks through each region, reporting a significant increase in per acre values in West Texas and a slight per acre value decrease in the Panhandle and South Plains.<\/p>\n

Another great article about land surveys was authored by Cody Musick.\u00a0 He encourages folks to consider a survey more than just a requirement, but a tool to help reduce risk and understand the property.<\/p>\n

Next, the report turns to the numbers.\u00a0 They divide Texas into seven regions, and then each region is broken into smaller sub-regions.\u00a0 For each, the report offers information regarding land prices and leasing rates for various types of property from irrigated cropland to rangeland to CRP land to timberland to hunting leases across the state.<\/p>\n

Here are examples of the data collected for Region 1, the North Panhandle sub-region, which essentially includes everything North of Amarillo and Region 7, the Western Hill Country sub-region, which includes Menard, Mason, and Kimble counties.\u00a0 Similar information is available for every region in Texas.<\/p>\n
